PRE-CONSTRUCTION SERVICES

EPC/Pre-construction Services

Your contractor has just poured a 5,000 square foot, 8 foot thick, concrete foundation for your new heavy equipment foundation, filled with tons of rebar. Now is not the time to find out that the foundation interferes with a critical run of process piping or electrical conduit because of something that was overlooked in the design process.

The solution? This and a host of other problems can be solved by getting your contractor involved very early in the process.

ICC believes that the pre-construction phase of any project is the most important part of the construction process. It is during this phase of the project that we can identify issues that could jeopardize the timely completion of the project and neutralize them before they become a problem, develop the project’s schedule, establish the project's estimated costs, and create a milestone payment schedule that allows the owner to manage cash flow requirements. With these items known at the beginning of the process, we can minimize surprises as the project moves forward and improve the odds for succesful completion of the project within budget and on time. Another benefit of using these services is that it can reduce the likelihood of significant change orders as the project progresses. No one likes surprises. And by getting us involved in your project early on, performing services like constructability review, we can identify and handle issues that could result in a costly change order before we ever turn a shovelful of dirt.

  • Our Pre-construction Services Include:
    Site analysis, selection and development
  • Help with project financing

  • Complete project design

  • Evaluation of design and material solutions

  • Constructability review

  • Project master scheduling

  • The use of 3D, 4D, and Building Information Modeling (BIM) cutting edge technology, as appropriate based on project complexity. The more complex your project, the more important and indispensable the use of this technology becomes.

  • Cost estimating, budgeting, and forecasting

  • Cost benefits analysis

Just Some Of The Benefits These Services Can Provide:

Increased certainty regarding the cost and outcome of your project.
On complex projects, identification of interferences between different elements of the design before anything is built, when it is easier and less costly to solve. It is not uncommon, for instance, for an engineer to mistakenly design a piping or HVAC run to travel through an area where a different engineer on a different drawing indicated that a wall or a foundation is to be built. Cutting edge BIM technology can solve this problem by bringing all the various elements of the design together into a 3D model of the project, allowing you to do a "virtual walkthrough" of the project and helping you to identify those areas where one element of the design interferes with another element, and a change is necessary. Historically, these interferences were often not discovered until construction was under way, when it is much more costly to fix. BIM technology is a significant improvement.

  • Fewer change orders as construction progresses, because surprises have been handled up front.

  • Thorough constructability review in advance not only helps identify potential flaws in the design prior to construction, but also improves the accuracy and effectiveness of construction planning, which makes for a smoother construction process and helps us get your project done on or ahead of schedule.

  • We are often able to identify cost-saving alternatives during constructability review. For instance, in some applications, Tuf-Strand synthetic structural fibers can be substituted for conventional rebar at a considerable cost savings.
